I chose this one for its stylistic cues from the Arizona Biltmore Hotel (where one of my very first and favorite sales is located), along with the pool/outdoor space, the beams in the living room, the views, and the fact that it sits on a very large plot of land.

North Phoenix Traffic Closures 1-27-10

To everyone that will be driving in the north end of Phoenix, this is a heads up I just read last night on a flashing road sign.

HAPPY VALLEY ROAD BRIDGE CLOSED (crosses over the I-17)

Phoenix Luxury Home of the Week #1

Million Dollar Monday! I hope everyone is off to a great start of the week, and 2010 is still proving to be a promising year.

I have decided to branch my [not so] Pricey Pads series into this offshoot covering the luxury real estate market here in Phoenix, AZ and the surrounding areas!  It was very apparent to me that the $1-3MILLION homes have been selling at an increased rate for the past couple months, so I decided to modify my [Not so] Pricey Pads, and create a new series where I could go through the MLS and pick out my favorite luxury home listing as if I were shopping for a home of this caliper.

I will be choosing 1 luxury home (single family detached) actively for sale on the MLS in the Phoenix metropolitan area each week of the following criteria:

  • Single Family Detached Home
  • Active on the MLS
  • minimum list price of $1,000,000
  • no preference on # of bedrooms/bathrooms
  • AT LEAST a 5 car garage
  • in the areas of Phoenix, Desert Hills, Anthem, Scottsdale, Paradise Valley, Carefree, Cave Creek, Rio Verde, Fountain Hills, Tempe, Mesa, Chandler, Gilbert, Glendale, Peoria, Surprise, Avondale, Litchfield Park, Goodyear, and Laveen

Phoenix area Luxury Home pick #1

Quick stats on this luxury home- North Scottsdale, 5 bedrooms, 5.5 bathrooms, 6,045 square feet, 10 car garage+carport, and great views, listed at $1,195,000 (only $197.68 per sq ft!!).

I picked this one mainly for the garage size, the views, and the price.  Now for a few pictures!

Phoenix Neighborhood Update-Entrada #2

Here is the round 2 market snapshot of the Entrada Neighborhood in Northwest Phoenix, Arizona (includes Entrada, Entrada North and Entrada Northeast). As I stated in my first update, it is a neighborhood of several housing options and close proximity to Arrowhead Mall (aka Arrowhead Towne Center), Shops at Norterra, and both the I-17 and Loop 101 Freeways in Northwest Phoenix, Arizona.

As of January 10, 2009:

13 active listings (2 of which have offers submitted to the lender, awaiting the short sale process)

Prices ranging from $125,000 to $600,000

2 homes are under contract and on schedule to close very soon

1 home has closed within the last 1 month (since December 9, 2009)

Sold for $150,000.  It is a 1521 sq ft home, so I say the buyer got a fair price.  Homes for the past 3 months have sold for an average of just under $100 per square foot, which this home falls almost dead on that average.
