Week 8 of the Phoenix area luxury home pick!  As always, I hope everyone is getting their week off to a positive start and continuing to do big things thus far in 2010.

This week’s pick had the best of ALL worlds.  Location was a huge impact (85083 zip code), though the features alone made it an easy choice.  Between the infinity pool, spa, hilltop lot, city views, plethora of outdoor living space, and retractable glass walls, I couldn’t put my finger on the best feature.

  • listed at $2,950,000, or ($419.45 per sq ft)

Phoenix Neighborhood Update-Entrada, #4

Back again for the round 4 market snapshot of the Entrada Neighborhood in Northwest Phoenix, Arizona (includes Entrada, Entrada North and Entrada Northeast). As I stated in my first update and my Entrada neighborhood Profile, it is a neighborhood of several housing options and close proximity to Arrowhead Mall (aka Arrowhead Towne Center), Shops at Norterra, and both the I-17 and Loop 101 Freeways in Northwest Phoenix, Arizona.

As of March 13, 2010:

8 active listings (3 of which have offers submitted to the lender, awaiting the short sale process)

Prices ranging from $139,999 to $315,000

8 homes are under contract and on schedule to close very soon

4 home have closed within the last 1 month (since February 13, 2010)

These homes sold in a range $150,000-$322,000 and from 1521 sq ft to 3596 sq ft.

Busy Busy, and Phoenix’s Safest Neighborhood.

It has been one of those weeks!  24 hours in a day, I need 10 more.  Between driving auction properties and the jazz band happenings, I have had zilch for time to write a blog post.  Apologies!  I will be on track next week with Weekly Luxury Home Pick #6, and a couple other gems=]

In the mean time, check out an article I read a couple days ago about Phoenix’s safest neighborhood according to a recent study.  This is my area of expertise!  I’ve spent most of my life in and around this area.

Phoenix Neighborhood Update-Entrada

Here is a market snapshot of the Entrada Neighborhood (includes Entrada, Entrada North and Northeast), a fine neighborhood with a range of housing options and great proximity to Arrowhead Mall (aka Arrowhead Towne Center), Shops at Norterra, and both the I-17 and Loop 101 Freeways in Northwest Phoenix.

As of December 8, 2009:

6 active listings (2 of which have offers submitted to the lender, awaiting the short sale process)

Prices ranging from $150,000 to $600,000

3 homes are under contract and on schedule to close

4 homes have closed within the last 1 month (since November 8, 2009)

Prices ranging from $160,000 to $310,000

In the process of doing this blog, I realized that I haven’t published a neighborhood highlight post of Entrada yet, so that is now on my schedule…keep a look out!
