This week’s pick had the best of ALL worlds.  Location was a huge impact (85083 zip code), though the features alone made it an easy choice.  Between the infinity pool, spa, hilltop lot, city views, plethora of outdoor living space, and retractable glass walls, I couldn’t put my finger on the best feature.

  • just over an acre of land (1.16 acres)
  • $1,250,000 – ($237.64 per sq ft)

Top 3 [Not so Pricey] Phoenix Pads, 3rd ed.

Another post for you readers with discriminating taste in high end real estate…$3MIL+ style!  Since my last 3MIL+ Pricey Pad post, only 2 homes have closed so it makes this edition super easy.  Even if there were more, I think these two would still make the top 3.

Stats – This lavish estate set at the base of Pinnacle Peak consists of 6,588 sq ft, 3bedrooms, 3.5 baths, a guest house, resort backyard, a membership to the Jack Nicklaus golf course, among many, MANY other amenities and perks (hey, what do you expect for a $3 MILLION house?) sold for $3,050,000 or $462.96 per square foot in October.

Stats – Yet again, another Paradise Valley gem!  Unloaded just before Halloween for a MERE $1,313.62 per square foot to total $3,510,000.  This home on 4 acres consists of 3 beds, 2.5 baths, 2672 sq ft, a diving pool, and a PRIME location with plenty of mountain views (Camelback, Mummy Mountain, and the Praying Monk).  Judging by the amount of pictures on the listing (2 total, neither of which are of the house), this is either an uncooperative occupant, or a home that someone buys just for the land, with the intention of tearing down the current house and building a super estate.

Top 3 [Not so Pricey] Phoenix Pads, 2nd ed.

Week 2 of the [not so pricey] list!  I started this series a couple weeks ago, as sort of a spin off of the “priciest homes” segment in the AZ Republic.  So, instead of posting just the most expensive homes that sold this week, I tell you the best deals in that upper stratosphere of housing ($3MIL+) based on price per square foot, location and lot size, and personal taste.  However, since the high end $3MIL+ market isn’t moving too fast (more like a snail’s pace), I am going to juggle between 3MIL+ and $1-3MIL.  Without further adieu, I present this week’s Top 3 [Not so Pricey] Phoenix Pads, $1-3 Million style.

4235980 STATS– built in 2008 on a .81 acre lot.  6,716 sq ft, 6 bedrooms, 6.5 baths, heated pool and spa, main house + 700 sq ft guest casita, and a great location near 64th St and Shea in the 85253 zip code.  Sold for $1.39MIL, or $206.97 per sq ft on September 30, 2009.

4231195 STATS-built in 1975 on a .9 acre lot.  5,599 sq ft, 4 bedrooms, 3.5 baths, in ground spa, diving pool overlooking the city, on a superb mountainside lot basically on Camelback Mountain.  Organic contemporary design with outstanding 180 degree views through walls of glass.  This beauty sold for $1.15 Million or $205.39/sq ft on October 5, 2009.

4234192 STATS– built in 1992 on 1.02 acres.  5,000 sq ft, 4 bedrooms, 3.5 baths, heated pool and spa, entertainer’s backyard with built in BBQ, right on the Camelback Country Club Golf Course.  Architecture and materials are typical for the time period, but they don’t look bad, and the location sets it off!  Golf course lot near the heart of Scottsdale!  Sold for $208/sq ft totaling $1.04 Million on September 30, 2009.
